This is a group project, and i am responisble for the market and asset backround part. I just need 600 words on the market and asset backround. take the following points under consideration about our report. MY part is the backround of the report and shoukld focus on ESG. 
Market/Asset Background
Describe the chosen asset (building, development, property company, or fund) and the real estate market.
Provide general data on market trends and a literature review where relevant.
You will need to write only the market asset/backround, but i gave information for the whole report so you take it undereconsidartion while writing.
Please use highly known sources within real estate and esg companies in the UK. The company we chose is Derwent London. Location will be based off of their locations but focus in enlgand and london.We have predicted oil usage to reduce, why the rate of retrofit and efficiency standards of buildings will rise (energy efficiency and why we predict economic growth to increase. from the en roads simulator, we are making the adjustments of energy efficiency, oil taxes, and economic growth. The following below is the coursework brief. Group coursework: Written report, deadline Monday, 8th July 2024, 12:00 PM,
comprising of 2,500 – 3,000 words in main text.
The coursework comprises of two parts.
Part 1: Use the EN-Roads IAM (see lecture 1 slides) to set a particular (feasible)
scenario. You may make three adjustments from the baseline scenario. You must
provide explanation for changing these parameters/assumptions, including an
assessment about the feasibility of achieving the new SSP. Please include only the
relevant diagrams from EN-Roads IAM (this is a test of your understanding).
Part 2: Given the context of your chosen scenario, evaluate the implications for your
chosen asset – building, development, property company or fund (choose one) – or
more generally for a real estate market.
The output should be in a business report format (include an Executive Summary)
using the Harvard system of referencing. Everyone in the group is responsible for the
editing and presentation of the submitted report.

Suggested Report Structure: You may make slight amendments.
Executive Summary (Mandatory)
The report should contain an Executive Summary (not exceeding 1,000 words). The
Execuitve Summary is not considered to be part of the main text.
Introduction
The introduction should contain an outline of the structure of your report, state the
objectives, the approach adopted (methodology) and report key findings (not
exceeding 600 words).
Market/Asset Background
This part of the main body of the report is expected to be mainly descriptive – setting
out the context -the attributes of your chosen asset, general data on market trends
and could include a literature review where relevant
Methodology
This part of the main body of the report sets out the method(s) (approaches))
adopted to undertake the analysis. Briefly outline the structure of the EN-Roads IAM
here and the approach adopted in assessing the implications for your chosen asset.
This section should be the smallest section – not exceeding 200 words. Evaluation /Analysis:
This part of the main body of the report should be analytical. It is expected that you
would clearly outline the channels (or transmission mechanisms) in your arguments,
for example, in projecting future trends or drawing out the implications. Limitations in
your analysis should also be noted, either here or separately in the conclusion
section. Part of this section should include the results of your EN-Roads IAM
scenario.
Conclusions and Recommendations
The report should contain Conclusions and Recommendations. They may be
separate sections. You should be drawing logical conclusions from your analysis.

References should be included at the end of the report. The Harvard system of
referencing should be used. References are not considered to be part of the
main text.
Excel files if used should be uploaded onto Moodle as part of the submission. If you
have not used Excel, then this instruction is redundant.

companies.
